In my opinion, inspections should be a two-part service.
Part I
The professional detailed report provided to you at the end of the inspection.
Part II
You gaining important knowledge about your whole home. We break down the home into easy to digest sections. You will be able to see and discuss any deficiencies that were found. We will also review general functionality of your home such as locations of gas and water shuts offs, filter locations, thermostat directions and much more. This will help you become more comfortable with the inner workings of your new home.

Buying a home is one the most exciting and stressful times of your life with many crunch deadlines. Your report is created on site as we inspect the home. This ensures all areas are included and streamlines those tight inspection deadlines. Most reports are ready to be sent before we walk out the door at the end of inspection or that same evening.

Being an inspector is a full-time career for me, not just a side gig! As with any career, if you want to stay sharp you must practice and grow. I have been inspecting homes since 2015. During this time, I have been exposed to almost every era of built homes ranging from 1838 to new builds.

All additional services completed in-house

Many inspectors in our industry will provide some additional services through a “third-party” contractor. We don’t believe in that at Porch Light Home Inspections. We are a proud One Stop Shop for all your needs which are provided by the same inspector and included in your report provided the same day as your inspection. That means no tracking down separate inspections after the fact, and all of your questions can be answered by your inspector.

Leading edge technology and partnerships

Completed on site using accredited lab testing through EMSL analytical. Utilizing a 24-48 hour turnaround time on results keeps the timeline as efficient as possible. Interpretations/breakdown of the report provided by your local inspector so that we can talk knowledgeably about the results and what our testing has provided us.

Our units are calibrated regularly using self-analyzing software from Sun Nuclear.  This allows for quick turnaround times and reports that can be shared quickly with easy-to-understand charts and graphs. 

Flir is at the leading edge of thermography offering the most powerful thermography tools, applications, and software in the industry.

  • Utilizing self-leveling, 4k quality imaging with a light, which brings daylight into normally dark and unseen portions of your home. A video will be provided via a sharable link with every inspection. The video will include narration which will talk you through each finding every step of the way. An active footage counter keeps track along the way to easily identify and duplicate locations in the case that some follow up may be needed.
