Meet Your Inspector

I was born and raised right here in the Tri-State area. I was blessed with a family of do-it-yourselfers, and I quickly learned that the repairs and the construction experience I was accustomed to growing up, wasn’t the average run-of-the-mill performance.

Getting into the home inspection industry seemed second nature to me. Since my first inspection in 2015, I have seen things I didn’t expect and things that a classroom could not prepare me for. I have experience with a broad spectrum of homes, from new to old, modern to historical, and everything in between.

I have built my skill set and have a clear understanding of the cause and effect of deficiencies and below standard building practices.

It has become my passion to provide home buyers a clear picture of the investment they are considering purchasing.

I am always striving to perfect my ability to relay that information to you, the client, while also providing a detailed report with a flair of technical data which can serve you, the buying agent, and potential contractors who may follow behind.

When I’m not inspecting, I enjoy the experience of home ownership myself and continue on the family tradition of DIY home renovations. This passion only furthers my understanding of other homes as I slowly dissect my own home, one weekend at a time.

Looking forward to meeting you and assisting you and your family on this journey.

Buyers Inspections

Buying a home is one of the biggest investments you will ever make. Before you buy, you should have a home inspection to avoid potentially costly repairs that would otherwise go undetected until they become even more costly. This comprehensive home inspection identifies common defects, so you understand the investment you’re making, while also introducing you to the innerworkings of your potential new home.

Pre-Listing Inspections

Having an inspection prior to listing can create confidence for you as you put your home into the marketplace. Giving you time to fix things before a critical timeline is established for contracts within the real-estate process.

Radon Testing

Radon is colorless and odorless, and it is extremely carcinogenic. According to the EPA, radon is one of the leading contributors to the development of lung cancer, behind only smoking. For this reason, regular radon testing is key whether you’re a homeowner, or you’re interested in purchasing a home.

Thermal Imaging

The purpose of an infrared scan is to find issues that may not be visible to the naked eye and catch them before they become a major problem. With the use of our infrared camera, we can help identify moisture, insulation, electrical, HVAC issues, and more.

Light Commercial Inspections

A commercial building inspection helps you identify potential problems before they become expensive repairs or even worse, an unsafe structure.

Wood Destroying Insect/Termite Inspections

Getting a wood destroying insect (WDI) inspection will help you determine if there are pests in your home, and what the next steps will be.

Sewer Scope Inspections

We use a specialized camera to visually inspect your sewer line. This will help identify material types in use as well as common issues such as. Cracks, chips, breaks, improper pitch, and root infiltration into the pipe. Finding and addressing such problems now can head off costly repairs and limiting liability against a possible crappy situation.

FHA/Rural Water Testing

This inspection is mandatory for homebuyers who are using a FHA loan to purchase a property when not on a city water connection. This test is also most beneficial to those who may be buying a home with alternative water sources such as well water or cistern. Testing for Coliform, E. Coli, Lead, Nitrate, Nitrile, and Turbidity to determine any additional filtration you may need.

Metals Testing for City Water

This service determines levels of metal contaminants in city water supplies. It's crucial for cities with aging infrastructure or those located near industrial sites that may contribute to contaminated water supplies. Testing for Arsenic, Copper, and Lead.

Pool Safety Inspection

We'll inspect your pool thoroughly–from filters and pumps to plumbing and heaters–to identify any issues and provide appropriate recommendations.

Mold Testing

Protecting your health and safety is a top priority. This preliminary mold sampling will allow us to place a series of 4 air samples throughout your home to help identify or verify suspicions of air quality issues.

The Best Modern Report in the Industry

While Porch Light Home Inspections encourages our clients to walk through the home with us, we understand that you may be too busy, and may not have time to do so.

Regardless of whether or not you attend the inspection, we will compile a comprehensive Spectora report, which includes all of the information you need to determine the condition of the home.

We will deliver our report within 24 hours of the conclusion of your home inspection, so that you can quickly access a full overview of our findings – and discuss them with us and your agent.

Follow up phone calls or emails are encouraged, as it is my goal to make sure everyone in the transaction is well informed and prepared for the next step in the process.

Frequently Asked Questions

A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.

Our home inspections start at $375. The cost will vary based on the square footage of the home, the age of the home, and location of the home. Call, text, or email us for a quote today!

Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).

Although it is not necessary, we do recommend that you attend the inspection so you can ask questions and learn more about the home. You will learn a lot from the inspection report, but we always encourage you to attend!
It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
